  • How do I apply for an apartment in your complex?

    Applying is easy—just register on our Applicants portal and complete the online form for your preferred floor plan.

  • What documents do I need to provide for the application process?

    You'll need to provide a valid form of ID and your Social Security number as part of the application.
  • What are the income requirements to qualify for an apartment?

    Applicants must have a gross monthly income of at least 3 times the rent. Guarantors, if needed, must show a monthly income of at least 5 times the rent.
  • What is the lease term for the apartments?

    Lease terms range from 6 to 18 months, depending on availability and your preferences.
  • Can I sublease my apartment?

    For the comfort and security of our community, subleasing is not permitted at The Collins.

    Yes, all residents are required to carry renters’ insurance throughout the lease term.

  • How do I renew my lease?

    Lease renewals can be completed easily through your RentCafe Resident Portal.

  • Does The Collins offer affordable housing options?

    At this time, The Collins does not participate in affordable housing programs.

Move-In and Move-Out Support

  • Are there move-in or application fees?

    Yes, there is a $75 application fee and a $250 administrative fee. A refundable security deposit is also required and varies by floor plan.
  • Are there services to help with the move-in process?

    Absolutely! Our friendly team is here to support you every step of the way, from paperwork to move-in day. Just let us know how we can help make your transition smooth.
  • Are there any restrictions on decorating or modifying the apartment?

    You’re welcome to decorate your apartment to make it feel like home! However, structural modifications or permanent changes are not allowed.
  • What happens if I need to break my lease?

    If you need to end your lease early, a 60-day written notice is required. You’ll also be responsible for a termination fee and a reletting fee.
  • How much notice is required before moving out?

    We require 60 days' written notice prior to your planned move-out date.
  • What is the process for moving out?

    Before moving out, you’ll need to complete a move-out form, return all keys, and provide a forwarding address. You may also schedule a walk-through if you’d like to be present during the inspection.
  • How long does it typically take to receive the security deposit refund?

    Security deposit refunds are typically processed within 2–3 weeks after move-out, subject to any applicable deductions.

    Yes, there is a $35 monthly fee for valet trash service and a $15 monthly amenity fee.

    Yes, residents of our Richardson apartments have access to open parking throughout the community. Carports and private garages are also available for added convenience.
  • Is there an additional parking fee?

    Open parking is free. If you choose a carport or garage, an additional monthly fee will apply.
  • Are there any restrictions on overnight guests?

    Overnight guests are welcome for up to 5 consecutive days. Residents may request up to 3 visitor parking passes per month; additional guest parking may require a paid option.

    Not at this time, but we’re always exploring ways to improve our amenities and services.

    There’s a one-time, non-refundable pet fee of $400 per pet, and a monthly pet rent of $25 per pet.
